Case No. CJ-2015-112 NOTICE OF SHERIFF’S SALE STATE OF OKLAHOMA TO: JEFFERY FOLSOM; The Unknown Spouse, if any, of JEFFERY FOLSOM; MARIA FOLSOM-LACEY; MICHAEL LACEY; STATE OF OKLAHOMA ex rel. OKLAHOMA TAX COMMISSION; The Unknown Occupants or Residents, if any, of the Subject Property; and to the general public and all interested parties: Notice is hereby given that pursuant to a Special Execution and Order of Sale issued out of the District Court of Beckham County, State of Oklahoma, in an action wherein AMERICAN SOUTHWEST MORTGAGE CORP., was Plaintiff, and JEFFERY FOLSOM, et al., were Defendants, directed to me, the undersigned Sheriff of Pontotoc County, commanding me to levy upon and sell with appraisement the following described property in Pontotoc County, State of Oklahoma: A tract in the NW/4 NW/4 NW/4 of Section Twenty-seven, Township 3 North, Range 4 East, Pontotoc County, Oklahoma, more particularly described as follows: Beginning at a point 137 feet South of the Northwest corner of said Section 27; thence East 208.71 feet ; thence South 208.71 feet; thence West 208.71 feet; thence North 208.71 feet to the Point of beginning; to satisfy the judgment and decree of mortgage foreclosure in favor of said Plaintiff and against Defendants JEFFERY FOLSOM and MARIA FOLSOM, jointly and severally, the principal sum of $40,995.82, plus accrued interest through June 30, 2015 in the amount of $3,886.09, with interest accruing thereafter on the principal balance at the contract rate of $9.96 per diem from June 30, 2015 until paid, plus late feet in the amount of $259.67, to June 30, 2015; plus negative escrow balance of $272.88 to June 30, 2015 and accruing thereafter, REO costs of $40.00, LESS positive suspense balance of $168.88, with interest and other charges accrued and accruing thereon, plus abstracting expenses to date in the amount of $431.00, costs accrued to date of judgment in the amount of $517.70 and all costs accruing hereinafter, and an attorney’s fee in the amount of $3,500.00, plus appraisal expenses, plus all other costs advanced for preservation and security purposes, property taxes and insurance, if any. I will on the 15th day of June, 2016, at the hour of 10 o’clock a.m. of said day, in the Courthouse Lobby, of the Pontotoc County District Courthouse, located at 120 W. 13th Street, Ada, Oklahoma 74820, offer for sale and sell to the highest bidder for 100% cash at time of sale, the said property above-described, or as much thereof as will satisfy said judgment with interest, costs and attorney’s fees, said sale to be subject to all real property taxes owing on said property, if any and without warranties of title; the appraised value of said real property being the sum of $10,000.00.
